Privacy policy

The short version

AllSquare is a local-first tool. The houses, lists, notes, and numbers you enter are stored in your own browser on your own device. We don't have accounts, we don't set tracking cookies, and we never see — let alone sell — your house hunt. We do count visits and feature clicks anonymously (no cookies, no personal data — details below).

What stays on your device

Everything you enter: your lists, houses, prices, renovation items, financing profile, scores, notes, and settings. It all lives in your browser's local storage. Clearing your browser's site data for AllSquare deletes it permanently — we have no copy to recover.

What leaves your device, and when

Some features look things up for you. These requests happen only when you use the feature, pass through our server, and send the minimum needed — typically a street address or a listing URL. We don't store the requests or the results server-side.

  • Commute times— the house address and your commute destination are sent to Google's Routes API to compute drive time.
  • Flood zones— the house address is sent to the US Census Bureau geocoder (and OpenStreetMap's Nominatim as a fallback), then the coordinates to FEMA's public flood-map service.
  • Zillow import— the listing URL you paste is sent to OpenWebNinja's real-time Zillow data service to read the listing's facts and photo.
  • Mortgage-rate hint — fetched from FRED (Federal Reserve Bank of St. Louis); no personal data is involved.

Each of those third parties processes the request under its own privacy policy. Our hosting provider (Vercel) keeps standard, short-lived server logs — as virtually all web hosting does.

Anonymous usage counts

We use Vercel Web Analytics to understand how many people visit and which features get used — aggregate page views and counters like “a house was added” or “a CSV was exported.” It is cookie-less and anonymized: no cookies, no fingerprinting-based cross-site tracking, no advertising, and no way for us to identify you. The content of your house hunt — addresses, prices, notes, every number you enter — is never included in these events.

What we don't do

  • No accounts, no sign-in, no email collection.
  • No advertising, no cross-site tracking, no identifying analytics — only the anonymous, cookie-less usage counts described above.
  • No cookies set by us.
  • No selling, sharing, or monetizing of your data — we don't possess it in the first place.

Changes

If AllSquare adds optional accounts and cross-device sync in the future, this policy will be updated first and the changes will be clearly flagged in the app. Nothing about your existing local data will change without your action.
